I actually walk borrowers through all of the important docs: the closing statement, note, the deed, an d CD. I make sure the borrower initials any corrections to the notice of right to cancel, or if it is blank I have the borrower fill it in themselves. All forms com back completely filled out, whether that be the PCOR, statement of information, trust certification, or disbursements of proceeds. I make sure all documents have initials, signed, and dates. I do not miss the top signature line on the front page of the 1003. nor the signature on top of the 2nd page FHA or VA loan application, I always return docs back first thing in the morning or immediately after I sign them if it is during business hours. I am not picky about appointment times. I don't cross out and initial without permission, I know who to call. I package loan docs for you it is included in my fee.
